Foundation issues flagged on a home inspection report can look alarming even when they are not serious. And sometimes they are understated when they should be alarming. Here is how to interpret what you are reading.
Common Language in Inspection Reports
"Evidence of moisture intrusion" means the inspector saw staining, efflorescence, or active moisture. It does not tell you the source or severity. You need a foundation contractor to assess whether it is a drainage issue, a crack, or a systemic problem.
"Cracks observed in foundation walls" is almost universal in older homes. The type of crack matters more than the existence of one. Hairline vertical cracks are different from horizontal cracks running across a block wall.
"Settlement noted" could mean anything from cosmetic shrinkage cracks to actual differential settlement that has moved the structure. Context from the inspector matters here.
"Recommend further evaluation by a qualified contractor" is the most important language to pay attention to. This means the inspector flagged something they could not fully assess. Do not skip this step.
What the Report Cannot Tell You
Home inspectors are generalists. They look at a lot of systems in a short time and flag items that need further review. They are not typically structural engineers or foundation specialists. Their job is to identify issues and recommend additional evaluation, not to diagnose and spec a repair.
A foundation contractor or structural engineer can tell you what the issue actually is, what caused it, what it takes to fix it, and whether a lender letter is needed to satisfy underwriting.
If You Are the Buyer
Request that the seller address the issue before closing, or negotiate a credit and handle it yourself. Get at least one independent foundation assessment, not just the seller's contractor. Know what you are buying.

Getting ahead of foundation issues before listing removes one of the most common deal complications. A lender letter or repair documentation in hand makes the transaction cleaner and gives buyers and their agents fewer reasons to negotiate against you.
